Mold on concrete, block, or brick lives on surface dust and moisture, not the masonry itself, so it can usually be scrubbed off with detergent and water once you stop the water feeding it. First rule out efflorescence — white, crystalline mineral salt that wipes off dry and isn't mold at all.
Concrete feels like it should be the easy surface — it's hard, it's inorganic, nothing can eat it. And that last part is true: mold cannot feed on concrete, block, or brick the way it feeds on the paper face of drywall or the cellulose in wood. But moldy concrete is still one of the most common calls in a humid state, because the mold isn't living on the masonry — it's living on the film of dust, dirt, and residue that settles on the surface, fed by the water the porous material is constantly wicking and holding. That changes the whole approach. You almost never cut concrete out. You clean the surface and, above all, you deal with the water. This guide is about doing that correctly — and about the single most common mistake, which is treating the white crusty stuff on the wall as mold when it isn't mold at all.
First, make sure it's actually mold: efflorescence vs. mold
Before you clean anything, settle what you're looking at. The white, chalky, or crystalline deposit that shows up on basement walls, foundation blocks, garage floors, and brick is very often efflorescence — not mold. Efflorescence is a mineral-salt deposit: as water moves through masonry and evaporates at the surface, it leaves behind the dissolved salts it carried. It's inert, it isn't a health concern the way mold is, and no amount of "mold killer" makes it stop, because the fix is the water, not a biocide.

Notice the bottom row: whichever one you have, the underlying message is the same — water is moving through that concrete. Efflorescence is that water leaving minerals behind; mold is that water feeding growth on the surface film. Clean the mold if it's mold, but in both cases the durable fix is the moisture, which the last section is about.
If it's mold: cleaning concrete and masonry
Once you've confirmed it's mold and the area is small — a patch on a garage wall, a corner of a slab, a stretch of block — the method is the modest one the EPA recommends for any small hard-surface job, adapted for how much water porous masonry holds.
- Find and stop the moisture first. Concrete molds because water is passing through it or condensing on it — a below-grade wall wicking groundwater, a slab with no vapor barrier, a leak, or humid air hitting cool masonry. Clean before the water stops and the mold simply grows back.
- Protect yourself. An N-95 respirator, gloves, and goggles without vent holes. Open a window or vent a fan out of the space — never blowing across the mold, which just launches spores into the room.
- Scrub with detergent and water using a stiff brush that reaches into the rough, porous texture. The EPA does not recommend bleach for routine cleanup, and on porous masonry it is especially weak — the color lightens on top while the water content soaks into the pores and feeds regrowth.
- Dry it out and keep it dry. Dry the surface completely and pull the room's humidity down with a dehumidifier and airflow. Masonry holds water for a long time, so drying is slower than it looks — and mold returns the moment the surface stays damp.
- Don't seal or paint until it's dry. Coating a wall that is still passing water traps the moisture behind the film, and the mold — or efflorescence — pushes right back through. Seal only after the concrete is genuinely dry and the moisture source is fixed.

Where Florida's licensing line falls
Masonry mold reaches Florida's licensing threshold faster than people expect, because walls and floors are large. Florida regulates mold work under its Mold-Related Services law (Chapter 468, Part XVI, Florida Statutes). §468.8411 defines mold assessment and remediation, and §468.8419 sets who may perform them: remediation of an area of about 10 square feet or more must be done by a licensed mold remediator holding an MRSR license. That's roughly a 3-by-3-foot area — and a garage wall, a patio, or a ground-level block wall passes it easily. There's also a Florida-specific reason masonry mold comes up so often here: most Florida homes are built of concrete block (CBS) rather than wood frame, and they sit on slab-on-grade foundations in a hot, humid, high-water-table climate. That means a lot of ground-level and below-grade masonry, a lot of vapor drive up through slabs, and a lot of cool concrete meeting humid air — the exact conditions that keep masonry surfaces damp. When the affected area is large, or the wall is below grade, or a musty smell has no obvious surface patch, that's the point to confirm you're hiring an actually-licensed remediator rather than someone selling a coating. The moisture is the whole game
With concrete, more than any other surface, the cleaning is the easy 20% and the water is the other 80%. Because masonry is inorganic, scrubbing the growth off is genuinely straightforward — but it accomplishes nothing lasting if the wall or slab keeps delivering water to the surface. In Florida the usual sources are a short list: groundwater rising through a below-grade or ground-level wall, vapor driving up through a slab that has no working vapor barrier, condensation forming on cool block in a humid garage or utility room, or a plain leak.
A musty smell with no clear patch, efflorescence that keeps returning after you brush it off, or mold that regrows in the same corner are all the same signal — the water source is still open. Is the white stuff on my concrete mold or efflorescence?
It is very often efflorescence, not mold — and telling them apart decides how you treat it. Efflorescence is a white, grey, or off-white crystalline deposit left behind when water moving through masonry evaporates at the surface and leaves its dissolved mineral salts. It is not alive, has no musty smell, and is usually powdery or fluffy. Mold is biological: it comes in colors — black, green, grey, brown, sometimes pink — is fuzzy or slimy rather than crystalline, and carries a musty, earthy odor. The quickest field test is water: efflorescence dissolves when you spray or wipe it wet, while mold stays put and smears. Both, though, are telling you the same underlying thing — water is moving through that concrete.
Can you clean mold off concrete, or does it have to be removed?
In most cases you can clean it, because concrete, block, and brick are inorganic — mold cannot feed on the masonry itself the way it feeds on the paper in drywall or the cellulose in wood. What it grows on is the thin film of dust, dirt, paint, and organic residue sitting on the surface, kept wet by moisture wicking through the porous material. So the masonry almost never has to be cut out or replaced; you scrub the growth off the surface and, far more importantly, stop the water feeding it. The exception is when mold on a foundation or basement wall is really a symptom of a chronic below-grade water problem — then the fix is drainage and moisture control, not cleaning, and that is engineering, not a weekend job.
Does bleach kill mold on concrete?
Bleach is the wrong tool here, for the same reason it is wrong on other porous surfaces. The EPA does not recommend chlorine bleach as a routine mold cleanup product, and on rough, porous masonry it performs especially poorly: the chlorine largely stays on the surface and lightens the color, while its water content soaks down into the pores — and water is exactly what the mold needs to keep growing. Bleaching a concrete wall usually just makes the stain look better for a few weeks before it returns. Detergent and water with a stiff brush, followed by thorough drying and humidity control, is the EPA-aligned approach; if the growth keeps coming back, the answer is moisture control, not a stronger chemical.
How much moldy concrete can I clean myself in Florida?
Florida's mold licensing law uses a roughly 10-square-foot line, and it applies to masonry the same as any other surface.
