What actually drives the price

  • Affected square footage. The single biggest lever. A one-spot patch and a multi-room job are different bills entirely.
  • Porous materials involved. Drywall, insulation, carpet, and wood usually have to be removed and replaced — not just cleaned — which adds material and labor.
  • Whether HVAC is involved. Once mold reaches the air handler or ducts, it can spread house-wide. Cleaning or replacing duct components raises the cost sharply.
  • The moisture source. A good job fixes the leak or humidity problem that caused the mold. Skip that and it comes back — so a fair quote includes the fix, not just the cleanup.
  • Containment and clearance. Negative-pressure containment, HEPA scrubbing, and an independent post-job clearance test cost more up front but are what separate a real remediation from a wipe-down.
