What a mold inspection actually involves
An inspection — what Florida law calls mold assessment — is a physical examination of the property. A licensed MRSA does the following:
Visual survey. Every accessible area is examined for visible mold growth, water staining, efflorescence, and signs of condensation or intrusion. Corners, window frames, bathroom ceilings, under sinks, and attic and crawlspace surfaces are standard scope.
Moisture measurement. A licensed assessor uses a pin-type or non-invasive moisture meter to check suspect materials — drywall, subflooring, framing. Elevated moisture readings in materials with no visible mold are often the first sign of a problem inside the wall.

Written report and protocol. The MRSA writes a remediation protocol that describes affected areas, scope of work, and containment requirements. What mold testing actually involves

Air sampling. A calibrated pump pulls a measured volume of air through a cassette for a fixed time period. The lab counts spore types and concentrations. Two numbers matter: the indoor count from the problem area, and an outdoor baseline taken simultaneously. None of these tell you where the mold came from, how far it has spread, or what to do about it. That is why sampling without inspection is rarely useful — you get a number with no context. The inspection sets the context. The sampling adds precision when precision is needed.
When testing matters (and when it does not)
Testing is worth it when:

A contractor is offering "free testing." A free inspection from a company that also wants to do the remediation is not a test — it is a sales call. The result will recommend their services.
